Waverley Gardens is located on the border of two municipalities, The City of Monash, and The City of Greater Dandenong.  Each has its own wide ranging demographic regions, with each Municipality's demographics being vastly different from the other.  Subsequently there is no single demographic group to which Waverley Gardens caters.

The Main Trade Area, encompassing both primary and secondary trade areas, comprises a total population of approximately 119,000 people, with that figure predicted to rise by 0.4% per annum over the course of the next 6 years.  These figures include Mirvac's Waverley Park residential development.

• Average per capita income in the main trade area is slightly below the Melbourne Metropolitan benchmark, although this can be largely attributed to the secondary South-Western sector of our trade area.
• In the secondary North-East sector, household incomes are 16.5% above the Melbourne average, while they are up to 33% below average in the South-West sector.
• The growing North-East sector is populated predominantly by young families.  The average age in that sector is 30 years. The average age in our overall trade area is 34.2years, compared to the Melbourne average of 36.2 years.
• Age Ranges are: 0-19yrs 27.9%, 20-39yrs 28.7%, 40-59yrs 29.8%, and 60+yrs 16.8%.
• Average Household Income is $56,815, compared to the Melbourne Average of $60,364.
• Average Household size is 2.98 persons, compared to the Melbourne Average of 2.65.
• Couples with dependent children account for exactly 50% of all households.
